Renovating a home is an exciting and rewarding experience as opposed to purchasing a new build property.
Older buildings can boast an array of timeless architectural features, and can create beautiful focal points when carefully retained.
The main objective of this particular house renovation in Belfast was to create a functional family home whilst retaining and repairing as many of the original features as possible, and to source materials sympathetic to the planned design.
We carried out the initial surveys and risk assessments of the property and grounds and confirmed the architectural plans.
Once our clients were happy with the finalised details, the plans were submitted for approval with the planning office.
The property originally had a small extension housing a kitchen to the back, which we removed.
We updated all of the plumbing, electrics and insulation throughout the building and upgraded the drainage.
Internal structural changes allowed us to maximise the living spaces and create an ensuite in one of the bedrooms, and new downstairs WC and utility room, and a large kitchen family room.
Scaffolding was erected around the property to allow the external works to be carried out safely by our teams.
We installed new heads and repositioned the upstairs windows to accommodate the roof of the new sunroom extension and created more uniform symmetry.
The downstairs family room originally had a timber door with side and fan lights leading to the back garden. We built this up, insulating the new cavity wall and installed the new window.
New symmetrical bay windows were designed for the front of the building with our hidden flat roof drainage system, with beautiful window seats and hidden storage built inside.
The foundations for the sunroom were laid at the same depth as the property, and the skeleton constructed with brick and steel.
A beautiful oriel window with a built in seat and hidden storage allows maximum light to flow into the room and the frameless design gives uninterrupted views of the garden.
We incorporated our hidden drainage system into the roof of the oriel bay window, matching the rest of the sunroom.
We finished the frameless window with a solid oak trim and downlights on the inside, perfect to use as a book nook!
Matching full length fixed panes at each side of the new sunroom provide a beautiful aesthetic and natural light to flood the entire room.
The glass gable wall at the back of the home extension was designed with aluminium apex windows and mullions positioned in line with the new doors.
Aluminium triple track sliding patio doors allow smooth integration of home and garden whether open or closed. When open, two of the panes slide neatly behind the fixed pane, opening up the space and allowing seamless integration with the outdoors.
We use thermally broken aluminium frames with a polyamide core and coupled these with our climaguard 1.0 glazing. Warm edge spacer bars and clear, tough coatings ensure this high performance glass gable wall will withstand the harshest of weathers in Belfast.
New steps and external lighting completed the beautiful new home extension.
Some of the original features included beautiful stained glass windows. These were carefully removed and sent off to our glazing specialist to be cleaned and repaired, before encasing them in double glazed units.
uPVC casement windows finished in our white foiled wood grain effect were installed throughout the property. Featuring a multi chambered, steel reinforced design, they provide maximum strength and structural integrity.
For the glazing, we used our 28mm climaguard 1.0 units with a clear tough coat on both sides.
Matching bevelled glass designs were incorporated into the window openers throughout the property, adding a timeless elegance to the overall aesthetic.
The house was carefully stripped back to expose the old brickwork, allowing repairs to be carried out before the scudding and fresh render were applied.
Black roofline for the entire property including downspouts fascia and soffits complete the look of this stunning family home.
